We identify and evaluate a potential property using the purchase price, renovation scope, comparable sales, projected after-repair value and expected project economics.

Before a deal moves forward, the partnership structure, responsibilities, ownership interests and project-specific agreements are established and documented.

Once the opportunity is approved and financing is ready, the property moves to closing and the project officially begins.

Renovation is managed against the approved scope and budget, with project oversight, milestone updates and documentation throughout the work.

When renovation is complete, the property is prepared for sale with professional presentation, pricing and a focused marketing strategy.

At resale, project expenses and obligations are reconciled first. The remaining net project profit is then distributed according to the partnership agreement.
